Community Planning Permit System (CPPS) & Urban Design Guidelines
The Town is developing a Community Planning Permit System (CPPS) and accompanying Urban Design Guidelines to help streamline development approvals, support high‑quality design, and ensure growth aligns with our community’s vision.
The CPPS will bring together zoning, site plan control, and minor variances into a single, integrated approval process, making it easier and faster for residents, developers, and businesses to work with the Town. The Urban Design Guidelines will provide clear expectations around the look, feel, and character of new development.

Zoning By‑law Review
The Town is undertaking a comprehensive Zoning By-law Review to modernize how land use is regulated across Fort Erie.
