- Proposed change will not affect the current use of the property and owners may continue using the property as they have.
- When changes to the land use designation or zoning are proposed in the future (i.e. after the Secondary Plan has been approved), such changes will need to be consistent with the recommendations of the Crystal Beach Secondary Plan.
- If a change is approved by Council, a property owner has the right to appeal a change.
- Please note that the Secondary Plan is also a long-term planning tool and takes into consideration the future vision of the neighbourhood. If changes are approved by Council, property owners may choose to either act on them or continue with the current use of the property.
- A property owner can speak to staff about their concerns and possible changes to the Draft Plan.

1. Why has the Crystal Beach Secondary Plan process been delayed?
While the Crystal Beach Secondary Plan was initiated in 2018, its intended completion was delayed in 2020 due to COVID19 and staffing changes.

Staff has considered all feedback received through the 2019 public consultation process, and updated the Secondary Plan as appropriate. The Draft Crystal Beach Secondary Plan is now complete, and the Town will be initiating a final round of public consultation for review and comment, prior to seeking final Council approval.

You are able to voice your opinion on this platform, attend and express your concerns at the Public Open House and/or the Public Meeting, or contact the Neighbourhood Planner & Urban Designer, Pieter Wasserman (contact details on main page). There is also the option to appeal the Plan.

7. What does Land Use re-designation mean?
This means that a particular property or properties have been strategically identified to be re-designated in terms of their 'land use' or what the property is allowed to be used for (e.g. commercial or residential) in the Official Plan. This re-designation is formalized through an Official Plan Amendment. Examples of such Official Plan Amendments may be the re-designation of ‘Low Density Residential' to ‘Medium Density Residential', or the re-designation of ‘Commercial’ to ‘Low Density Residential’.

There are currently two (2) options:
